In 2023, we worked with a local elevator maintenance team in Penang, Malaysia, to modernize two Toshiba elevators in a high-rise residential building that had been in service for more than 15 years. Although the elevators were still operating, the outdated control system often caused breakdowns and delays. To address these issues, the property management team decided to carry out a full upgrade to improve safety and reliability.
These elevators were similar to some KONE models, with the encoder mounted outside the motor. This configuration made the modernization more challenging and required a careful solution.
Modernization Requirements
The project required raising the rated speed of the two Toshiba elevators to 3.5 m/s and replacing the old control system that often caused breakdowns and delays. It also had to meet Malaysia’s strict safety rules. The work needed to be planned carefully so the schedule and process of modernization would cause as little disruption to residents as possible.
Modernization Solution
BDFUJI studied the site conditions and the customer’s request for stable, safe operation. We noted that the existing Toshiba system had an external encoder and aging safety circuits. Based on this, we designed a modernization package that adopted a Monarch control cabinet and matching Monarch controller, updated the COP and LOP panels, and renewed wiring and safety circuits to meet current standards. We also prepared an encoder interface to fit the Toshiba motor design, and added new inspection boxes and auxiliary devices to reduce failures.
Before shipment, our team tested the control cabinet, COP, and electronic boards, and carefully reviewed the wiring diagrams and spare parts list. This was to ensure the local installers could work without delay and that the equipment would pass local inspections. For international projects, this preparation is crucial because once goods leave the factory, any missing or defective parts are difficult to replace quickly.
Installation was done by the local team. During the process, our engineers gave real-time support through video and chat, guiding adjustments when questions came up. At the final stage, BDFUJI engineers also joined the onsite inspection to confirm safe and stable operation.
Elevator Modernization Results
The project was completed in mid‑2023. A site test video was recorded to demonstrate the upgraded speed of the elevators.
Result
Both elevators were successfully modernized. They now operate smoothly at 3.5 m/s with improved reliability.
One installer later remarked:
“We were glad to work together. Your solution and technical support really reduced our pressure. The new system performs very well and has far exceeded our expectations.”””
This project also gave us more experience with high-speed elevator systems from Toshiba and KONE, and helped strengthen our presence in Southeast Asia.
